Sunset Blvd Remodel

Join us as we take you through one of our recently completed remodels in Houston's West University area! This historic home, filled with exquisite antique and vintage pieces passed down through generations, needed an update to seamlessly blend the old with the new. Our clients brought us in to remodel and rejuvenate the downstairs areas, incorporating their cherished heirlooms into a fresh, modern design. Discover how we created a spacious family room, revamped the formal sitting area, and transformed the dining space into stunning, functional areas perfect for entertaining.

family room

This remodel began with the clients’ desire to transform their small living room and screened-in porch into a spacious, unified family room. The concrete floors, a beloved feature of the original spaces, were diamond polished to enhance their natural beauty. These clients, known for their love of entertaining, prioritized ample, comfortable seating and a bright room that maximizes natural light. Their choice of all-white upholstery could have been daunting due to the potential for spills and stains from frequent gatherings, however, we opted for Perennials fabric for all seating - a bleach-cleanable performance fabric that ensures durability and easy maintenance!

With the room's expansion, we had the opportunity to design a new fireplace and built-in bookshelves along the long wall. This space was intended to display the clients' extensive collection of antique books, art, and travel mementos. To add texture and pattern to the room, we selected a patterned grasscloth wallpaper to line the back of the bookshelves, creating a visually appealing contrast to the solid white fabrics. While the clients love color, they preferred to incorporate it through accents rather than large furniture pieces. We introduced vibrant elements like a custom Retorra rug, colorful throw pillows, and an array of books and accessories on the bookshelves to pull more color into the space. The result is an eclectic yet spacious family room that perfectly balances comfort, style, and functionality, making it an ideal space for both relaxing and entertaining!

With the newly expanded family room being so large, we had the opportunity to create different areas within the room. Featured here is the bar, positioned on the wall opposite of the fireplace and adjacent to a small dining area. To maximize seating in this dining space, we designed a custom banquette and dining table for this part of the room.

The bar includes a small wine refrigerator and a set of refrigerator/freezer drawers, thanks to Dawn at K&N Appliances for the excellent setup! We chose a textured ceramic tile for the backsplash to introduce additional color and texture, and opted for a durable quartz countertop to withstand all of the drink mixing and cocktail shaking! The upper cabinets have glass doors, perfect for displaying the client’s fine glassware and accessories. This thoughtful design ensures that the new family room is not only spacious but also functional and stylish, catering perfectly to the clients’ entertaining needs.

sitting room

Although not pictured here, the star of this room is the grand piano, a centerpiece for the talented family’s gatherings and performances. This room is adorned with the client's beautiful antique pieces, incorporating most of their existing furniture and accessories into the redesign. The settee and accent chairs were reupholstered in vibrant fabrics, breathing new life into these beloved pieces. All of the art and accessories, passed down through generations and collected over time, add a rich, personal history to the space that is truly unique to this family.

We repainted the bookcases and selected a grasscloth wallpaper for the back to add texture, and installed new art lights to highlight the client's book and accessory collection. To better fit the space, we layered a larger seagrass rug underneath an existing small antique rug, creating a cohesive and inviting area. The clients have a fondness for green, so we incorporated several green fabrics and added pops of red, mirroring the color scheme found throughout the home. This room beautifully tells a story, seamlessly blending old and new, and perfectly reflecting the clients' tastes and lifestyle!

dining room

Because these clients entertain frequently, the dining room was of paramount importance to them. Given the historic nature of their home, space is limited in certain areas, including the dining room. As a result, we meticulously measured every inch to select furniture that would fit perfectly, including the dining table. We were fortunate to find a vintage burl wood dining table that matched the room's dimensions perfectly! To make the room feel larger and provide ample storage, we designed a built-in buffet and china cabinet, eliminating the need for multiple pieces of furniture in this already small room. The china cabinet is lined with green grasscloth wallpaper, adding a pop of color and creating an elegant display for the clients' antique crystal and silver.

For a touch of drama, we painted the ceiling a rich red from Farrow & Ball, serving as a striking backdrop for the intricate chandelier. This red hue is echoed in subtle details throughout the room, such as the red velvet piping on the dining chairs. The draperies, made from Jiun Ho Textiles fabric, introduce pattern and additional drama to the space. Incorporating a few of the clients' existing art pieces brought even more pops of red into the room, finalizing this bold and cohesive design. The result is a dining room that balances historic charm with vibrant, contemporary elegance, perfectly suited for the clients' entertaining needs!
